In the Construction Manager at Risk (Construction Manager as Constructor) delivery method, the CM becomes involved early in the project’s design process, typically during Schematic Design or Design Development, to consult on constructability and to perform budgeting and scheduling services. Similarly to traditional General Contracting agreements, the Construction Manager and Design Team are individually accountable to the Owner, and the Construction Manager is responsible for subcontracting with Trade Contractors. We use a best value approach to soliciting and selecting subcontractors. By starting with the most financially capable, cost effective, quality oriented and safe subcontractors; our projects run more smoothly than our competitors, and allows us more time for monitoring the project budget and schedule.
