As with the Construction Manager at Risk delivery method, in Construction Manager Advisor agreements, the Construction Manager becomes involved early in the project’s design process, typically during Schematic Design or Design Development, to consult on constructability and to perform budgeting and scheduling services.
The most significant difference between Construction Manager at Risk and Construction Manager as Advisor is that contracts are between the Owner and the Trade Contractors, rather than the Construction Manager holding subcontracts. The Construction Manager acts as an “advisor” to the Owner as it relates to the Owner’s management of those contracts. The Construction Manager is responsible for monitoring the budget and schedule, however the CM does not guarantee the cost of the project.
