Modernization of the Heritage Apartments was part of the Aeon Minneapolis Portfolio Project (MP3), which serves to provide efficiency apartments at an affordable price. The Heritage was built in 1886, and has historical significance in the Elliot Park neighborhood of Minneapolis, as this landmark building was the birthplace of oil baron J. Paul Getty.

As owner’s representative, Loeffler helped keep the project on schedule and aided Aeon in managing the contingency budget to maximize the upgrades of each building within the allocated funding. This project required both interior and exterior upgrades which included new flooring, lighting, fixtures, and the replacement of damaged exterior brick.

Loeffler served as the owner’s representative for the upgrades of all 10 properties within the MP3 project.
