The modernization of The Balmoral building was part of the Minneapolis Portfolio Project (MP3), which provides low-income households with an affordable place to live. Loeffler served as the owner’s representative for the upgrades of all 10 properties within the MP3 project. As an owner’s representative, Loeffler helped keep the project on schedule and aided Aeon in managing the contingency budget to maximize the upgrades of each building within the allocated funding.

Because the Balmoral was originally built in 1914, it was renovated with the intention of upholding its historical integrity. The exterior was repaired and upgraded, while keeping the aesthetics of the original finishes in tact.
